This Cut & Carve, Cat A project was a full building refurbishment with fully exposed services, from Basement to Fourth Floor including the reception, plant areas and all common parts. The intent was for open plan arrangement offices, ready for any incoming tenant to sub-divide – and so our design had to allow for the easy flexing of service capacity to suit future fitouts.
Subsequent to our works, the building has been let very quickly – testament to the fantastic installation look and quality.
Challenges
The former Hertford House was in a tired state, desperately in need of a refresh to bring it up to the modern expectations of any incoming tenants whilst maximising ROI for the landlord.
Integra was chosen to carry out the M&E works due to the complex exposed services design coordination. There were a lot of areas that could have become pitfalls if consideration wasn’t given to avoid these – we worked with BREEAM design requirements and tight programme sequencing alongside structural works.
All incoming services were completely new, and an additional floor and side extension were built for this Cut & Carve project.
Solutions
Detailed coordination and clash detection were critical to ensure that the visual appearance would be as uncluttered as possible. Detailed plant room designs were carried out to ensure all the equipment would fit in the most efficient manner. We designed this project fully in 3D.
With the stress being on the exposed ‘industrial’ look, we installed galvanised containment systems to complement the visual quality. Galvanised twin wall ductwork was installed to provide insulation and acoustic properties without detracting from the industrial aesthetics.
To assist with BREEAM points, gas was omitted from the scope, which also assisted with the VE exercise.
