Hammersmith hotspot: Achieving a rugged and industrial workspace

About the project

The Metro Building is a flagship Category A office space in the heart of Hammersmith — an area long favoured by international corporate titans. GE, L’Oreal, Sony, and even Disney all have a presence in this prestigious district, attracted by its close proximity to Central London and excellent transport links to the rest of the country.

Thirdway Interiors worked with Integra to deliver a finished result that is truly stunning, a perfect fusion of form and function. The icing on the cake? The main works were completed on time and on budget. Even when the scope of the project was increased while works were already in progress, the Integra team were able to confidently adapt to meet the demand.

The key challenge was to provide an M&E design that would complement the architect’s concept to provide a Cat A scheme that would attract high-profile tenants in this prestigious location. Projects with exposed services such as this require a very high level of coordination between teams.

The rugged, highly functional aesthetics of the finished work leave nothing to chance. With air conditioning, ventilation, and electrical services fully visible, it is an unforgiving yet highly rewarding task to complete.

Solutions

The planning and design phase of this project was given particular emphasis to ensure the perfect co-ordination of all services.

Fully exposed galvanised containment systems were installed to support the cabling. Contemporary suspended LED downlight/uplight fittings were utilised.

Floor-standing air conditioning fan coil units were situated around the perimeter and enclosed with a mesh surround.

The toilet and shower areas were completely refitted to bring them up to modern standards and to compliment the overall theme.

Outcomes

Thirdway was delighted with the project, building on the increasingly strong working partnership together with Integra that has led to the scope of the project increasing. The client is delighted with their on-trend space. The brief was fulfilled in terms of aesthetics realising the architect's vision — delivering a modern, highly lettable space that meets key KPIs for design aesthetics and overall project cost.
